A Joint Venture of Three Established Developers
Lentor Signature is developed by a joint venture of GuocoLand (Singapore) Pte. Ltd., Intrepid Investments Pte. Ltd. and TID Residential Pte. Ltd., the three companies named by URA as the successful tenderers for the Lentor Central site.
GuocoLand has been the most active developer in the Lentor Hills estate. Lentor Signature is its fifth project in the area, following Lentor Modern, Lentor Hills Residences, Lentor Mansion and Lentor Central Residences, all four of which are fully sold. Lentor Modern, right next to this site, has 605 homes and an integrated mall linked to Lentor MRT Station.
GuocoLand, Intrepid Investments & TID Residential
The consortium won the Lentor Central Government Land Sales (GLS) site with a bid of S$657,100,000, about S$1,278 per square foot per plot ratio. The tender closed on 3 March 2026 with five bids, and URA announced the award on 6 March 2026.
The site measures about 171,424 sq ft with a maximum gross floor area of about 514,288 sq ft on a 99-year lease. The developer has secured a S$634.7 million green loan from OCBC and ICBC Singapore Branch for the development, and the launch is currently expected in the first half of 2027.
Why This Matters for Buyers
A developer that has already built and sold out four projects in the same estate understands its planning, buyer profile and demand better than a newcomer would. GuocoLand's residential director Dora Chng described the purchase as reflecting the group's confidence in the neighbourhood around Lentor MRT Station.
The project is also targeting Green Mark Platinum (Super Low Energy) and other green building certifications, which can lower running costs for residents over time.
