Site & Development Specs
Lentor Signature is a 99-year leasehold condominium on the Lentor Central GLS site in District 26, near Lentor MRT Station. The site measures about 171,424 sq ft (15,925.8 sq m) with a maximum gross floor area of about 514,288 sq ft (47,778 sq m), which works out to a plot ratio of roughly 3.0.
Reported plans point to an estimated 550 to 560 homes across three residential towers of up to 27 storeys, with most units expected to overlook landed housing or the greenery around Lower Seletar and Lower Peirce Reservoirs. The unit mix and exact unit count will be confirmed by the developer closer to launch.
The GLS Land Sale
The Lentor Central site was launched for tender by URA on 8 December 2025. The tender closed on 3 March 2026 with five bids, and the site was awarded to a joint venture of GuocoLand, Intrepid Investments and TID Residential for S$657,100,000, about S$1,278 per square foot per plot ratio (psf ppr).
The next-highest bid came from a consortium of Frasers Property, Sekisui House and Metro Soilbuild Development at about S$1,208 psf ppr, followed by Kingsford Group at about S$1,130 psf ppr. Analysts had expected top bids of around S$900 to S$1,150 psf ppr, so the winning bid came in above expectations.
What's Next
Lentor Signature is in its pre-launch stage. Floor plans, unit mix and official pricing have not yet been released, and the launch is currently expected in the first half of 2027. The development is targeting Green Mark Platinum (Super Low Energy) certification, and the developer has secured a S$634.7 million green loan for the project.
